The works comprise the refurbishment and extension of the existing Grade II listed Gateshead Central Library. In addition to the new library, the re-development creates a building which will provide the local community with additional facilities including multi-use areas, new learning facilities and a new café.
Funds to carry out the works were secured from the Big Lottery Community Libraries Programme. The works are being carried out in 3 phases and the library is open and operational throughout the works. Throughout the period of the works we have held regular co-ordination meetings with the Client both formally on a weekly basis and informally, on occasions daily, with the on-site management of the library. Through these meetings we have managed to minimise much of the potential disruptive effect these works could have had on the smooth running of the facilities. We have also programmed and re-scheduled potentially noisy operations to occur out of hours where necessary. Much of the existing building contained asbestos and appropriate surveys were carried out, risk assessments and method statements prepared and protection measures and monitoring implemented to ensure no risk to the public, staff or operatives.
Phase 1 included refurbishing and re-opening a previously abandoned entrance. Works included stone and ornate plaster restoration and refurbishment of the large oak entrance doors and screens. Immediately in front of the traditional entrance was added a modern structural glazed screen and doors together with external lighting to improve the approach to the building. Phase 1 also included creation of new toilet and office areas to the rear of the building.
Phase 2 comprised the creation of a new children’s library to the rear of the main library building. This extension was built in traditional brick and blockwork with stone features to the elevations. Access to this area of the site is shared with adjacent occupiers including the Leisure Centre and Council offices so works and deliveries had to be carefully co-ordinated with our neighbours to maintain access at agreed times.
Phase 2 also included a new gallery, café, community facilities and reference library area to the side of the existing building. This section is part new build in brick with stone features and part refurbishment of the existing building. This area includes its own separate entrance and includes a platform lift and new precast concrete staircase. Installations included a new kitchen/servery area for staff and the public.
Phase 3 comprised the refurbishment of the original, circa 100 year old listed building. Works within this area included further renovation of stone and plasterwork and existing timber casement windows Upon completion this area was linked to the new children’s library to the rear by creation of a new door by extending an existing high level window opening to floor level.
Mechanical and electrical systems were replaced or extended throughout the new works. Heating is provided by a wet radiator system and some areas are air conditioned using cassette units. Electrical installations include power and lighting, fire and security alarms and IT data systems linking to the Council systems. Final fit out of shelving and other library furniture is by the Client.
